KPA services

Management built around how your board actually works

Community Management

Community management is a full service we provide with tasks ranging from rules enforcement, staff supervision and policy implementation to maintaining common elements. Our staff identifies and solves maintenance issues quickly using our network of carefully screened vendors — vendors who know the level of service and quality our clients expect. We provide regular site inspections, present findings to the Board, and assist in securing bids when maintenance work is needed.

Financial Services

Maintaining complete, accurate and timely association financials is a cornerstone of our firm. From pro-forma operating budgets to reserve funding, we protect and maintain the financial health of your association. Interim and annual reporting includes:

  • Accounts Receivable Report
  • Balance Sheet
  • Profit and Loss with Budget Comparison
  • Replacement Reserve Report
  • Bank Reconciliation of All Accounts
  • General Ledger
  • Monthly Check Register
  • Cash Disbursement Report

Administrative Services

Administrative assistants provide full support to our community managers. KPA handles correspondence and mailings for the communities, processes work orders, and manages resale documents and lender questionnaires.

Consulting Services

Some associations already have an on-site manager and do not require full-service management. KPA offers consulting to those communities:

  • Preparing RFPs and obtaining competitive bids
  • Property and architectural inspections
  • Budget preparation
  • Industry expertise and insight
  • Customized management plans

Online Services

KPAlink is an online association web service giving homeowners secure access to their account information. It is an essential tool for communication and up-to-date information about meetings, scheduled maintenance, snow removal and more. Current homeowners without access should contact their community's administrative assistant.
